Physician loans and the mid-year window for a first rental.

For high-earning clinicians, the physician loan remains one of the most under-used advantages in real estate. Physician and dentist loan programs typically offer low-to-zero down payment and no PMI, with student debt treated more gently than a conventional lender would. Used on a small multifamily you live in, that's the cheapest entry into a rental-producing building available — a house-hack that puts tenants to work covering your mortgage while you keep your capital.

Mid-year is a natural window to act, before the fall gets busy. With mortgage rates still elevated, the clinicians who win are the ones underwriting for cash flow, not betting on appreciation. If you shelved a rental search last year because the numbers were tight, re-run them now with a real physician-loan quote and today's rents — the structure may have shifted underneath you.
